What Do Small Businesses Need From a Business Owner's Policy?

A business owner's policy is a package, not a bigger policy. The Insurance Information Institute says it provides the core coverage most small businesses need: property, liability and business interruption insurance. California's insurance department describes it as written for small main-street businesses such as hardware stores, barbershops and accountant offices, under strict underwriting guidelines that include maximum square footage.1,2

Providers describe the trigger as a space or equipment to protect. One says almost every small business owner needs one if they own the building, rent a physical space, hold large amounts of data, have employees who could act dishonestly or own equipment such as computers and furniture. Another says it comes up when a landlord asks for liability limits or property coverage on your lease.4,5

Eligibility is where small businesses get sorted, and the published limits differ. The Insurance Information Institute says companies with 100 employees or fewer and revenue up to about $5 million are candidates. One provider describes fewer than 100 employees and under $10 million of revenue. Another says small businesses typically qualify with fewer than 100 employees, a low-risk industry and under $1 million of yearly revenue, and a third writes small businesses with up to $30 million of revenue across more than 500 classes.1,3,6,7

Which Business Owner's Policy Exposures Do Small Businesses Face?

Business income has limits that are easy to miss. In the 2010 ISO businessowners form, the policy pays for a necessary suspension caused by direct physical loss at your premises from a covered cause, and only for loss within 12 consecutive months of that loss. It pays ordinary payroll for 60 days unless the declarations show more, and a 72-hour time period applies in the definition of the period of restoration.8

Flood and earthquake are commonly excluded. California's insurance department says earth movement, including earthquake, and flood are two common exclusions under open-perils property coverage. The Insurance Information Institute lists flood and sewer backup among other coverages to ask about.1,2

Several other risks sit outside the package. The Insurance Information Institute says a BOP doesn't cover all risks of running a small business and that limits are usually lower, and it points to workers' compensation, business-owned vehicles, professional liability and cyber risk. The 2010 ISO form's property section excludes vehicles subject to motor vehicle registration from covered property.1,8

What Should Small Businesses Check Before Buying a Business Owner's Policy?

Compare your numbers with each provider's published criteria, not a general rule. Headcount, revenue and class all appear in those criteria, and one provider's brochure shows up to 50 employees and up to $10 million in revenue. Ask for the criteria in writing, and ask what happens at renewal if you outgrow them.3,9

Ask how property is valued. California's insurance department says actual cash value is considered fair market value there unless the policy defines it otherwise, that replacement cost is the cost to replace with new property of like kind and quality and remains subject to coinsurance, and that agreed value waives any coinsurance penalty. One provider's brochure lists replacement cost valuation and 80% coinsurance among its BOP property highlights, so confirm which applies to your quote.2,9

Ask for add-ons by name. Providers' lists of BOP add-ons include hired and non-owned auto, employment practices and equipment breakdown, and one adds cyber, so ask which are in your quote and which you would have to buy separately. In the 2010 ISO form, equipment breakdown is not automatic: it applies only when your declarations list it.8,9,10
