What Is Commercial Property Insurance?

Commercial property may fit your business if you own a building or rely on equipment and stock. Compare replacement-cost terms, deductibles and any coinsurance condition, and check lost-income protection separately.

What Does Commercial Property Insurance Cover?

A fire can damage your building and inventory at once, but valuation terms and deductibles determine what you pay after the loss. 3,1

Covered Losses

If a covered event damages your business property, commercial property insurance can pay to repair or replace it, subject to exclusions and endorsements. 3,1

Buildings and Business Property

List your building and installed equipment separately from movable items such as furniture, computers, tools and inventory; identify property you hold for others. 1

For a repair shop, that inventory should distinguish your own tools from customers’ items left in your care. 1

Who Needs Commercial Property Insurance?

Consider property coverage if you own a building or rely on equipment and stock, even if you rent your workspace. 3,1

Commercial Property Insurance Coverage Examples

What happened

A Fire Damages Your Office

A fire damages the computers and furniture in your office.

How coverage may help

If the fire is covered, property insurance may pay to repair or replace those items. The valuation terms, limit and deductible determine how much of the bill you bear. 2,1,3

What happened

You Can't Reopen During Repairs

Your shop closes while damage to the premises is repaired.

How coverage may help

Paying for repairs doesn't replace the income you're losing. Business interruption coverage may help with that loss when the shutdown meets its coverage conditions. 2

How Do You Compare Commercial Property Insurance Coverage and Costs?

Valuation

Replacement-cost wording can pay for comparable new property up to the policy limit; actual-cash-value wording uses a different basis. Ask how each quote would value the same item from your inventory, because matching limits alone do not mean matching claim payments. 1

Limits and Deductibles

Ask whether your property values meet any coinsurance condition; underinsurance can reduce what the policy pays. 1 Compare the deductible with the premium: it is the amount you pay on a covered claim before insurance pays. 3
  • How were the building and business-property values estimated?
  • Does the quote include a coinsurance condition, and do those values satisfy it?
  • What amount would you bear through the deductible?

What Exclusions and Conditions Should You Check in Commercial Property Insurance?

Before you buy, check whether flood, earth movement or wear and tear are excluded from your property coverage. 3,1

Business Owner’s Policy

A BOP can combine property protection with liability and business-interruption coverage for eligible businesses. 2

Confirm the property, liability and income terms in the offered contract rather than relying on the package name.

Business Interruption

If a covered event damages property and interrupts operations, property coverage addresses physical assets while business interruption addresses lost income. 2

Property insurance does not automatically establish income coverage, and not every closure is covered. Check whether income protection is included and what interruption triggers it.

Inland Marine

If your equipment moves between locations, ask separately about inland-marine or floater coverage for that property. 1

Identify where tools, equipment and stock travel or remain away from your premises, then compare the applicable terms. Premises property coverage may also contain transit provisions.

What Do You Need for Commercial Property Insurance Quotes?

Worksites and Existing Coverage

List each worksite and explain how your business operates. Bring your current policy, if you have one, so you can compare it with the quote. 3,1

Safety and Maintenance

Be ready to describe the safety, security and maintenance practices at your workplace. 3
