What Do Manufacturers Need From Commercial Property Insurance?

Your stock has three stages, and the form counts all of them. ISO defines stock as merchandise held in storage or for sale, raw materials and in-process or finished goods, including supplies used in packing or shipping. Machinery and equipment are business personal property, and permanently installed machinery and equipment are part of the building coverage.1

Your equipment may be costly and specialized. One provider says that in sectors such as advanced manufacturing, physical assets are often expensive, highly specialized and perhaps custom-built, and that not all traditional insurers provide sufficient cover for them. Another describes its manufacturing program as pairing property with equipment breakdown for the building, the line and the machine that cannot be down for a week.4,5

Price follows your equipment and your building. One provider says the value of machinery and other industrial equipment will be a primary driver of cost for manufacturers, and California's insurance department says commercial property building rating uses square footage, type of construction, sprinklers and fire protection classification. One provider's brochure says it favors manufacturers and distributors for its combined property and casualty policy, so ask each market whether your process fits.6,7,8

Which Commercial Property Exposures Do Manufacturers Face?

In ISO's special causes of loss form, mechanical breakdown is an excluded cause of loss, as is artificially generated electrical energy that damages electrical devices. An equipment breakdown form covers an "accident", defined as mechanical breakdown, artificially generated electrical current, certain steam and hot water boiler events, or bursting, cracking or splitting. California's insurance department describes boiler and machinery insurance, also marketed as machinery breakdown insurance, as covering property losses from the malfunction of boilers and machinery, and says most commercial property policies exclude those losses.2,7

A supplier's loss is not your loss unless you add cover for it. ISO's business income form pays for a suspension caused by direct physical loss at your described premises. Contingent coverage is a separate grant: the Insurance Information Institute describes it as covering damage to non-owned property, including suppliers of parts and materials. One equipment breakdown form also covers an interruption of supply of raw materials, intermediate products, finished products, packaging materials or processing services, but only when a covered breakdown of equipment at a supplier or receiver location causes it, and only for a location you have dealt with for at least six months or have scheduled.2,3

Some of the plant is not covered property. The ISO form excludes foundations of buildings, structures, machinery or boilers if they are below the lowest basement floor or the surface of the ground, and underground pipes, flues or drains. Separately, its replacement cost option does not apply to stock unless the Including Stock option is shown in the declarations.1

Business income is tested against your books. In ISO's business income form, the coinsurance test starts from net income plus operating expenses for the 12 months after policy inception or its last anniversary, and deducts costs such as raw stock and factory supplies consumed, and cost of merchandise sold, where they apply. Its extended business income period starts when property other than "finished stock", meaning stock you manufactured, is repaired and operations resume.2

What Should Manufacturers Check Before Buying Commercial Property Insurance?

Ask how stock is valued at each stage. In the ISO form, stock you have sold but not delivered is valued at the selling price less discounts and expenses you would otherwise have had, and loss is otherwise valued at actual cash value unless replacement cost is added. Ask whether your quote adds replacement cost with the Including Stock option, and what limit it puts on stock.1

Ask whether equipment breakdown is included, which "accident" causes it names and whether it carries its own business income and extra expense limits and waiting period. If it is a separate form, ask who handles claims on a failure that could also be a property claim.2

List the suppliers and customers you cannot replace in a week. Ask whether contingent business income covers them by name or by class, and how long you must have dealt with them. Then ask your broker to run the business income coinsurance calculation on your own figures and show you the result.2,3

Not on ISO's business income form alone, which responds to direct physical loss at premises described in the policy. The Insurance Information Institute describes contingent business interruption as covering damage to non-owned property, including suppliers, and one equipment breakdown form covers a supply interruption caused by a breakdown at a supplier location. Ask for the cover you need and for its limit.2,3
