Does Builders Risk Cover Collapse?
Sometimes—builders risk may cover a collapse caused by an insured event, but the cited form excludes faulty design, workmanship, and settling; check its collapse definition and any resulting-damage exception.
Its causes-of-loss wording separately identifies certain events such as sinkhole collapse; the word “collapse” alone does not promise coverage for a building failure. Ask what the policy means by collapse and whether there is an ensuing-loss exception when defective work causes separate damage. Check exclusions for earth movement, construction methods, excavation, and shoring, plus limits for neighboring structures and emergency stabilization costs. If collapse also injures a worker or damages adjoining property, workers compensation or a contractor’s liability policy may be relevant, but those policies do not replace project-property wording. Preserve engineering reports and construction records, and ask the insurer to distinguish a covered collapse event from settling, defective design, inadequate shoring, or the cost to correct the failed work.
