# Who Needs Builders Risk Insurance?

Owners, developers, or contractors with money or property at risk during construction may need builders risk.

The project contract determines who buys it, and the policy must identify the parties whose interests need protection. The National Association of Insurance Commissioners (NAIC) describes it as protecting buildings in the course of construction, including certain construction machinery, equipment, and materials. That makes it relevant to parties whose money or property is exposed while a project is being built.

The project owner, developer, general contractor, or another party may arrange coverage, depending on the project contract and insurance program. A specimen ISO form defines “you” as the named insured in the declarations, so a business’s role on a job does not by itself make it an insured.

Before buying, identify who owns the work at each stage, who bears loss under the contract, and which parties must be named or scheduled. Ask whether the limit follows the project’s completed value and whether the described work, location, and construction period match the real job.
