# Does Builders Risk Cover Occupied Buildings?

Sometimes—if the policy allows occupancy; the cited ISO form ends coverage 60 days after occupancy unless modified.

Get the allowed occupancy period and fire-protection requirements endorsed in writing. Other contracts may set a different occupancy clause, so partial or early occupancy is a material underwriting detail rather than a routine assumption. Tell the insurer who will occupy the site, when, and what percentage of the building will be in use. Check whether construction occupancy is permitted, whether tenants or owners move in before completion, and how fire protection and separation of work areas must be maintained. If tenants or the owner move in before the work finishes, the permanent property insurer should also be notified because occupancy can change protection requirements or trigger its own construction restriction. Record which floors or units remain under construction and confirm fire separation and access conditions.
