# Builders Risk vs. Vacant Property Insurance: What’s the Difference?

Describe both the building’s occupancy and the work in progress to get terms that address both exposures.

Builders risk addresses construction; vacant property insurance addresses a building’s unoccupied status. If a building is vacant during renovation, tell the insurer both facts and compare the policies for construction exclusions, existing-building limits, occupancy conditions, and when coverage ends.

The specimen ISO builders risk form ends coverage after specified periods following completion or occupancy unless written otherwise, and it excludes the existing structure under alteration. Those provisions show why a construction form may not simply carry on after the project or automatically protect all parts of a vacant building.

Tell the insurer whether anyone lives or works on site, the planned work, security measures, and any periods of inactivity. Compare vacancy definitions, construction exclusions, inspection or protective-safeguard conditions, existing-building limits, and the precise date one policy replaces another.
